I would not recommend this company.
Very efficient to get my deposit money and then nothing after that.
I was the one ringing to check on things & get things done.

Not once did my case manager say sorry for delays and mess ups .
Can't change mid dealings but can't wait until it's all over.
I deeply regret using this company!!

So Think Conveyancing was competitive but not the cheapest and the service was reasonable but not fantastic.

Like most conveyancing firms, they give you a quote for the basic service plus search costs. Most people would just look at the basic "professional fee" because it is assumed that the search costs and ancillary services would be identical. Unfortunately not so.

Search costs are inflated by over 50% - i.e. a $18.15 title search is charged at $29.25, a body corporate search which is legislated at a maximum cost of $59 is billed to you at $92.05, and a $39.26 land tax search is charged out as $51.25. These fees relate to Qld at the time of writing.

In additions there are other extras. They charge $150 for the use of their trust account (which is discouraged). To avoid this they require YOU to arrange bank cheques for stamp duty, and settlement disbursements which in this day and age is crazy. When settlement occurs the transfer documents have to be lodged at the titles office. This is done by the bank if a mortgage is involved but if no bank is involved (as in our case) Think will charge $150 for the pleasure of handing the documents to the titles office and of course this means another bank cheque for the lodgement fee because they don't do EFT.

Other issues with the process was their initial standard letter that ignored changes we made to the standard REIQ contract (i.e. insurance, and building inspector) and provided unnecessary warnings for issues that were irrelevant - they obviously did not even read the special conditions in the contract. There were also numerous “optional” paragraphs which had not been amended or deleted and there are many [insert detail here] references.

We decided to do most of the searches ourselves and save money to which they objected but finally agreed but with a severe solicitor warning letter. They also (after discussions) agreed to wave the $150 fee to lodge the transfer documents.

To be fair most solicitor firms inflate search costs which is infuriating, and the actual job they did (performed entirely by a conveyance clerk) was fine.

Just be very aware of the total cost when comparing costs, check if they will use a trust account and accept EFT, and confirm the fee includes settlement attendance (without your necessary attendance) and lodgement of transfer documents.

It would be a bonus if your firm uses PEXA which is a National electronic lodgement service for property transfers. About time solicitors got into the 21st century.

First person that I was assigned wasn't there, wouldn't return my calls or emails. Left me hanging.

Second person wouldn't return my calls, had to chase them up every time, didn't seem interested, made it a more stressful experience.

Didn't do anything significant still charged me, would never use again.

It was a sound decision to let Think Conveyancing take charge of the conveyancing steps towards the settlement of my old property's title to my buyer's name.
