Thanks very much for the inspection. We loved the house and were quite excited to bid this weekend. That being said we had absolutely no idea about any of the structural issues. After carefully considering what we’d be prepared to bid for the house knowing some ballpark repair and maintenance costs we’ve decided not to bid this weekend. Really impressed with the level of detail in the report, John found termite damage in the roof (they had come up the party wall from the neighbouring property) which we wouldn't have seen. We were allowed onsite during the inspection and great to see how the thermal camera picked up the termite trail? track?. We are still buying the house but now in negotiations! money well spent thanks!

Inspector was friendly and explained things well, the report was good. However, I was told on the phone that the building and pest inspection would be performed using thermal equipment but this was not the case. The pest inspection was only a 'visual' inspection.

Had a recent building inspection by bear bottom. They were really easy to deal with and booked in an inspection really quickly. I attended the inspection and they were really professional and thorough. They helped provide me with information to decide whether to buy the apartment or not. Thankfully, they found no major defects, only minor cosmetic work. I received a fully detailed report via email that afternoon. Would recommend bear bottom if you are looking for a building inspection.

I was really, really impressed by the service I received from Andy at Bear Bottom Inspections. They took phone calls on a Sunday morning after I'd seen a place on Saturday, and were able to schedule in an inspection on the Monday. The first house Andy looked at had many problems that we had not picked up on, and after reading the very thorough and detailed building and pest inspection reports we decided not to go ahead with that property as it would have cost us around $50,000 to fix it's numerous problems. The second inspection that Andy undertook for us was equally impressive in terms of the detail in the report and his prompt service and willingness to fit the inspection in at short notice. We felt really comfortable to bid on the second house at auction on the basis of the reports and ended up buying it. I'm really glad that we went with Bear Bottom Inspections and I highly recommend them to anyone looking at purchasing a home.

We had John from Bear Bottom to come out and do a pre-settlement inspection on our house and we’re very happy with his service. He was on time, professional, knowledgeable and thorough. He went through and looked at places we wouldn’t have even thought of, and provided details findings and opinions on a report the following day. I was so impressed with Bear Bottom from the first call - so knowledgable, switched on, friendly, responsive and importantly, great communicators. We were considering a house we knew needed a lot of work and had a fair idea of what was required so weren't sure whether we needed an inspection but as soon as I spoke to Andy on the phone I knew it was going to be a good investment. Having an educated estimate of exactly what work was required (we were right on some elements but not all) and how much time and budget it would take was critical for determining our maximum price and meant we felt really confident with our plans come auction day. John was brilliant, turned up 30 mins early and already had get started on assessing the exterior of the house. He then spent a further 1.5hrs thoroughly going through the property, explaining everything he saw and helpfully going through my many questions and ideas. I would highly recommend Bear Bottom and will certainly use them again, it certainly turned out to be money very well spent.

Based on his feedback we were able to bring down the price by $3,000, which should cover the roof repairs required. As a first time home owner it is quite a daunting experience, but at the same time one of life's greatest, especially if you find the right people to help you through it. After reading some good reviews about Bear Bottom Inspections online I contacted them to do a Timber Pest inspection on my home. From my initial phone conversation with Andy to having John come out and do the actual inspection they were great to deal with - quick, efficient, personable and professional. John was able to to the inspection within a few days of my phone call and turned up on time. He pointed out areas of concern and made suggestions along the way as to how to best address them, the written report (which included photos) was then emailed to me the next day. I highly recommend Bear Bottom Inspections.

The house was in great condition, but we found value in the report that the stumps were made of wood and rotting. would have cost us approx $10k to fix, we still bought the house but negotiated a better price. Scott did two inspections for us in Rowville. First one before an auction and I met him at the property. Scott's exhaustive report brought out major structural and other defects in the house which, on the outside, looked absolutely stunning . We were able work out how much extra expenses would go into post purchase repairs and accordingly arrived at our price estimate. We did not bid. Second inspection was after making offer on a property on private sale. He did the inspection well before the building and pest inspection condition was set to expire. Once again he carried out a thorough job and we have gone ahead with the purchase. Besides helping us in purchase decision making his reports will be of great help in planning repairs and maintenance on the property. Excellent work.

Andy was able to schedule a building and pest inspection at very short notice. The inspector, Edward, was prompt and commenced work immediately. Ed talked us through the issues he found and provided estimate costs for repairs. The report was provided in under 24 hours and was very detailed, but easy to understand.

Hi Scott Firstly you are a very friendly and approachable person in your profession. Which is the most significant requirement for a good beginning. Well from the very first go you were awesome in all aspects and your reports were more than beyond professional clear and comprehensive report. Guys this is where Scott stands saving people from crunch situations. Scott saved my contract in a property and i backed off from the cooling off period. every house he does he treats it as his own house and give complete importance to it. Scott was recommended to me by a good friend. I was told he was very comprehensive and they were right. I was surprised to find the house I almost bought had a termite infestation and structural damage. For those who might think these inspections are a waste of time please reconsider. At the very least you want to know what you are buying. The second house we inspection was totally differrent and came up much better and we are going ahead with it. Even the real estate agent was impressed and wants to recommend using him. The real estate agent told me most building inspectors would not have spotted the things he did. You get a 27 page detailed report of each room and exterior/under house. The only improvement to the report could be the emphasis on the things that have been upgraded/replaced or in exceptional condition. I would never use anyone else in the future and wouldn't recommend anyone else.

"I employed Scott Robinson for a building and pest inspection on a property I was thinking of buying in Croydon. Scott discovered evidence of a major infestation of white ant which seemed to have originated from one of the old gum trees on a neighboring property. The extensive damage had been repaired however the likely hood of re infestation was high because of the proximity of the old trees. I needed a last minute building inspection of a house in Ferntree Gully the day of the auction and Edward was able to help. Because it was last minute, there wasn't enough time to write up a report before the auction so he went through all the problems one by one going through the house. The level of detail was amazing, especially compared to other building inspectors we have used in the past. Edward promply emailed the report the next morning. We didn't end up getting the house but it was useful to see the amount of detail in the written report & it was definitely money well spent. It opened our eyes to the amount of work which was needed on the house & prevented us paying more than it was worth. We will definitely be using his services again when we find the right house. I can't recommend Bear Bottom Inspections enough!
