I have been to many B&B's but none which were as delightful, clean, and well furnished (indoor and outdoor), as the Guest Room. The thing that struck me the most was how welcoming the owners were when we arrived! We really felt as though we had been friends for ages! The Guest room was a very generous size and each bedroom was artfully decorated with very comfortable beds, along with bedside treats, and plenty of diverse interest books and magazines, (even some well preserved vintage Women's Weekly magazines from the 1950's and 1960's) which one could spend just hours just reading! A full size billiard table awaited us too, as did a pantry with just about everything you could need. Breakfast provisions were very generously provided and we were given an option of what sort of bread/milk we would prefer. The owners pulled out all the stops to make sure our stay was a very memorable one. In the second bedroom, there were provisions to keep children (and some children at heart) entertained, and there were lots of different board games to play at night. We didn't want for anything or need anything and the fact that there were even emergency provisions in the bathroom, and also first aid items was a very nice touch. The outdoor area was beautiful, and extremely well manicured; and it was lovely to sit on the decking to enjoy a cup of tea with some bikkies :) The owners have thought of absolutely EVERYTHING. Close to the beach, it really was the best Bed and Breakfast we have ever stayed at, and everything else now will definitely pale in comparision. First class accommodation all the way. Can't wait until our next visit!

It was very big and spacious and had nice touches to it. It was good the way you had I pad & phone chargers in the cupboard. The Chickens where cool and interesting so was your veggie patch. Had a big garden and had nice outdoor seating. I liked all the games you had, and how you accommodated our GF options. It was nice to have a barbeque outdoors. The garden was huge and good to play soccer in, we thought it was better than a hotel.

This was the perfect accomodation for our getaway. So relaxing and peaceful in beautifully styled rooms and an amazing manicured outdoor area. Everything was so well thought out by the owners, they went well above and beyond our expectations. Couldn't have asked for anything more!!

There is absolutely nothing we didn't like about this place. The most beautiful home and gardens and attention to detail is incredible. You have thought of absolutely everything right down to phone chargers, beautiful breakfast provisions and super comfy bed. Loved it! Highly recommend.

A relaxing peaceful environment, with accommodation that has every detail carefully thought through. Love the CD's, DVD's, mini choc bars and Pauline's wonderful lemon biscuits as a welcome treat. I just wished we had this amazing Barbeque in the UK! We used it every night and enjoyed sitting in all corners of the garden.

We stayed at The Guest House 20th-21st January and it was wonderful. Pauline was soooo lovely and went out of her way to make us feel very welcome. I would go back there again.

The previous reviews are correct - this B&B is something else. It is a perfect base from which to visit the Mornington Peninsula area and the owner Pauline has supplied just about everything you'd need. The suite has plenty of attractive thoughtful touches, plus practical supplies for a relaxing time: local attraction brochures and maps, fresh fruit, juice, milk, cereal, coffee & tea of all kinds, chocolate, home-baked goodies, a full-sized pool table (which personally had no appeal) , books, CDS, movies, and more. They even supply a range of phone chargers for loan and bathroom toiletries if you forgot to bring your own! The bed was comfortable and the living room was warm and comfy. Highly recommended!

My husband and I stayed at The Guest Room in Mt Martha for 3 delightful nights. Although we arrived very late on the Thursday night, our wonderful host Pauline waited up to welcome us to The Guest Room and to show us the room and its facilities. As soon as we walked through the front gate, we were wowed by the spacious and immaculately kept gardens which were aglow with garden lights as we were led to our guest room. As we entered we noticed that the heating had been thoughtfully turned on and what awaited us was a spacious, beautifully decorated abode. We were most impressed by how clean, tidy and well-appointed The Guest Room is. We wanted for nothing. The bedroom was stylish and roomy and the bed was nice and comfortable. There was a lovely selection of breakfast goodies, a coffee machine and milk warmer/frother and a generous selection of quality toiletries available. And for that extra touch of luxury there was a very tempting domed plate of sugared cookies and a couple of enticing selections of chocolate provided. Not a good weekend to start a diet :-) The Guest Room is situated in a gorgeous location which was lovely and quiet. One of the reasons we chose to stay here is its proximity to family in Mornington. During our daily drives to Mornington (about 10 mins away) we caught glimpses of some magnificent views over the bay. We have stayed at a range of B&B's in various areas and I can honestly say that this is by far the best. Absolutely perfect. Thankyou so much.

We didn't want to leave, and we do want to visit again. The Guest Room Mt. Martha is far, far lovelier than we expected--and the listing looked great! It is spacious, immaculate, comfortable, lovingly decorated, well-appointed, set in beautiful surrounds, and bursting with thoughtful, extra touches. Pauline--the host--is a delight, and she has created a true gem.

I received 2 nights accomodation at The Guest Room, Mt Martha, as a birthday gift from my lovely friend and neighbour. I am a student and my partner is a landscape gardener who works for himself so we don't really plan any time away. What a lesson to be learned, away from computer, textbooks and journal articles, no children or dogs (ours) to demand attention we felt refreshed and re-energised. Accomodation was beautiful, lovely garden to sit out in, happy chookys to watch, close enough to go on drives to other places, loaded with a host full of local knowledge, especially with food, Pauline also made beautiful scones for a late afternoon tea after we had spent hours scouring local gardens like Heronswood and walking on the beach. Quality of amenities is fabulous, great usable space. We loved it!

If you're after a place where you can enjoy luxury, comfort in pleasant surroundings. This is the place. Upon arrival we were greeted with fresh flowers and yummy homemade biscuits. From the moment you arrive the service here is inviting and personal. Big "Thank you" to Pauline & Patrick for your amazing hospitality! Beautiful settings, impeccable friendly service, relaxing and very clean place. There is nothing I could fault about this place. I highly recommend it!!! We were attending our son's wedding to be held at Port Phillip Estate Winery recently and booked with The Guest Room for three of us to stay. From the first call Pauline provided us with exemplary assistance, nothing was too much effort. I needed to take food to post-wedding lunch and needed to take vegan food along. Pauline must have spent an entire day researching, talking to local restaurants and sending me a very detailed email to discuss the options. I was gob smacked at the effort she made on my behalf, explaining to me that getting ready for the wedding was enough for me to be doing! I agree with all the other reviews here that the accommodation, ambiance indoors and out, the attention to details, etc was of the highest standard. Forget to pack something? Look no further than a few of the drawers and cupboards and it will probably be there! Spare toothbrushes, hairspray, dental floss!!!!! Highly recommend The Guest Room! PS - Patrick cannot be left out of the commendations as he drove us to the wedding, providing us with pleasant conversation, which kept our nerves under control. :-)

We stayed overnight at Mount Martha so that we could go to the Archibald Prize exhibition. We had stayed at The Guest Room last year and never considered going anywhere else this time. If anything it has only got better. My partner and I have stayed in B&Bs all over the world, and NEVER experienced anything quite like The Guest Room. You actually do feel like a 'guest' rather than a customer. Pauline has created the perfect balance of luxury and homeliness. It's as though she has read your mind and included little surprise treats for the senses everywhere. Fresh flowers in every room, lovely music playing in the background, lots of chocolates and snacks, an amazingly impressive complimentary pantry which even includes chargers for phones and ipads, loads of glossy magazines and books, DVDs and games. (Last visit we took the grandkids and it was great to have that pool table where two generations could have fun together.) We had the continental breakfast which was so big we didn't need lunch. However, we couldn't knock back Pauline's homemade scones for afternoon tea. And the place is beautiful. Stunning garden areas, pretty and whimsical interior decoration, all so spotless that we were a bit disappointed in our own house when we got back home. To me it felt like a personal gift, like it was brand new and unwrapped just for me. That's thanks to Pauline's generosity and attention to detail. She's a born hostess who obviously really wants your stay to be memorable. It was. I want to tell everyone about this B&B.

Having stayed at 5 star hotels both in Australia and overseas this far excels the above. The grounds, the buildings, and the interior with exquisite nick nacks everywhere makes The Guest room superior in every way. Each time was a pleasure to have a conversation with Pauline about varying topics. I would like to say I will return but if unable be assured that I will recommend The Guest Room. K.F. My husband & I stayed at The Guest Room recently for a well earned 5 day break. This was time just for ourselves as we have very busy lives we share with our 4 sons, 3 grandchildren & 2 elderly parents whom I care for. From our first phone call to Pauline on very short notice, (the day before our stay as our other accommodation fell through), to our last day when we didn't want to leave, Pauline pampered us & showed us the hospitality we yearned for. She was so easy to talk to and nothing was too much trouble for her. She was so generous, offering us a delicious devonshire tea on arrival, (so yummy), chocolates, homemade biscuits and everything we could think of in our spacious rooms like cereuals, milk, bread, jam, peanut butter, vegemite, a variety of teas, coffee maker & pods, the daily paper and even a number of toiletries in case anything was forgotten--- all this for "Room only accommodation"! She even offered to make us pancakes for breakfast one day but we had to reluctantly decline because we had been out for lunch & a big dinner the night before! But wait......there's more! If Pauline was going to the supermarket, she would ring us and ask if we needed anything. She even offered to drive us to a local restaurant for dinner & pick us up one night because we had been on an all day wine tour! Pauline is an outstanding host!!! We can't stop saying how nice she was! Our accommodation was so comfortable & pleasing to the eye. I couldn't stop admiring the decor & taking plenty of photos because everywhere I looked, the attention to detail was amazing! I wondered whether Pauline was an interior decorator or just had a rare talent! We had a choice of 2 bedrooms to choose from in the one bed and breakfast apartment & the pool table was a welcome bonus! The garden was a peaceful retreat with 3 outdoor dining areas & even the chooks in the large enclosure made us feel relaxed. We can't recommend "The Guest Room" & Pauline highly enough and have to say if you want to be pampered, amazed & have a relaxing, true value for money holiday, stay here! We have recommended this beautiful place to everyone we see! Wow Pauline, you deserve an award!!! We'll be back!!!

We had the most lovely time at The Guest Room Mt Martha! Pauline was gorgeous - that was clear just from speaking to her over the phone. She gave us a warm welcome, had the heater on for us and was very organised with instructions for the room's appliances etc, maps and brochures for things to do and see in the area, all ready for us to read. The B&B was incredibly well equipped including an espresso machine and absolutely everything you could possibly need. There were lots of lovely treats too, like homemade biscuits & great scones too! Her attention to detail with the decor is first class, every little thing has been thought of and meticulously executed. It has such a cozy, yet light and sunny feel. Pauline is so thoughtful that she even set up a changeable for our little one, complete with nappy bags and wipes and bought down extra toys! The B&B is private from the main residence, it's quiet and relaxing. We enjoyed our stay so much that we wanted to extend. We left a week ago and I actually still miss it! We will definitely stay here again - in fact I can't wait to go back!!

Just spent 3 nights at the nicest accommodation I have ever been in! Pauline is a most friendly and generous host and this is reflected in all the beautiful touches she provided for us. Our rooms were luxurious with many, many extras...choices of cereals, teas, magazines, books, spare toiletries if needed etc. I love my little packet of marigold seeds and look forward to planting them. Pauline's homemade biscuits and scones with jam and cream were to die for! We even had the daily newspaper delivered each day. We were made to feel most welcome and both Pauline and Patrick couldn't have been more helpful. Thank you for a most memorable stay. We will definitely recommend The Guest Room to all.

The guest room was absolutely an amazing place to stay! Nothing was too much trouble for Pauline who went out of her way to make sure every single detail you could wish for was satisfied. Chocolates, homemade cookies, scones jam and cream, luxury items in the bathroom, masses of magazines, high quality books and all manner of entertainment materials and sculptured gardens. The only downfall is that I have to leave, but I will highly recommend this place to family and friends.

This place blew me away as soon as we arrived! Pauline was so lovely and nothing was too much trouble for her. I stayed here the night before my wedding and spent the morning with my bridal party getting ready. The gardens were perfect for photos and when I arrived, I was surprised with champagne, strawberries, congratulation balloons and a hand written congratulations card. How thoughtful! They have really thought of everything no cannot recommend highly enough!

Just loved everything about it! Pauline gave us such a warm welcome and made us feel immediately at home - especially when she presented us with some yummy freshly made scones with jam & cream! The house was spotlessly clean and so well equipped - including lovely bed linen and fluffy towels - but also all the things you might need and have forgotten to pack - Pauline seems to have thought of everything. We were just sad that we were only able to stay for one night - but will definitely aim to return in future....

Totally amazing experience. lovely room, amazing management, lovely surrounds and gardens....... Mount Martha guest house is run by the most amazing couple, I could not have asked for a better bed and breakfast to have surprised my fiancé with. Pauline went above and beyond to make sure our stay was special, the room was decorated with balloons and happy birthday signs in order to help us celebrate. The best cheese platter I have ever had was waiting for us on arrival and nothing was too much to ask of Pauline during our stay. The lovely design of the large windows looking out over the amazing gardens and the fanciest chook house this side of the equator made for a very relaxing and enjoyable time during our stay. I would like to thank you for taking such detailed care with me on my overnight stay last week. The Guest Room totally exceeded my expectations from décor to the special touches that stood out to me; pre-heated rooms, bed turn down, ribbon bundled towels, fresh fruit, freshly baked biscuits for my arrival, books for bedtime reading, morning newspaper at my doorstep and of course your expert advice on the local area.
